Custom Builder Connection (CBC) sources off-market lots in prime locations and pairs them with discerning custom home clients. Our proven vendor selection system matches clients with the right builder from our exclusive collective.

How it Works

Lot Acquisition & Client Pairing

We secure premium lots and sell them to our exclusive network of custom clients. We then recommend 2-3 builders from our collective, carefully selected to align with each client’s vision and needs.

Builder Selection Process

We arrange meetings between the client and each recommended builder, typically at one of the builder’s completed projects, allowing them to showcase their portfolio, expertise, and professionalism. We guide our clients through the decision-making process to select the best builder for their project, and we promptly notify the chosen builder.lity.

Compensation

Pay CBC 3% of the construction cost at project commencement (4% for subsequent projects). If we become your listing agent for spec projects then it stays at 3%.

Signage

A CBC sign will be displayed on the property throughout the design/build process. If the neighborhood permits two signs, you may add your sign with client approval.

Connected Realty, our brokerage, specializes in sourcing prime lots for speculative (spec) home builds. Each opportunity comes with a comprehensive, data-driven analysis detailing exactly what to build and why, ensuring your project maximizes ROI.

How it Works

Lot Purchase

When you buy a spec lot from us, you receive a detailed plan for you and your architect and designer, backed by our on-going consultation throughout the design phase.

Listing Agreement

Sign a listing agreement with a 5% total commission (2% paid to buyers agent).

Presell Requirement

All spec deals must allow for presell opportunities. Presells require a minimum 5% nonrefundable deposit from the buyer. Any deposit exceeding 5% can be applied toward pre-paying our commission, up to the full amount, at the time of deposit.

Timeline & Options

If you don’t break ground within 6 months of lot purchase, you have two options:

1. Sell the Lot

Use Connected Realty (5% commission). We reserve the right to buy it back at the original cost.

2. Hold the Lot

Buy us out by paying the commission equivalent to the sale of a completed home.
